The company in this example

Common House owns and operates its residences: three buildings of 10 to 15 furnished bedrooms with a shared kitchen, living room and workspace. The deck covers:

  • An all-inclusive membership from $1,150 a month (room, utilities, wifi, cleaning of common areas, events)
  • A $1.7bn co-living market, $50M serviceable in Philadelphia, growing 16% a year
  • Six competitors compared, from national co-living operators to furnished rentals
  • Revenue of $104k in 2026, $414k in 2027 and $759k in 2028, with $369k of EBITDA
  • Three building acquisitions of $750,000 each, financed by a $2M loan and a $300,000 seed round
  • A team of three partners: acquisitions, co-living operations, architecture and energy retrofit

The pitch deck, slide by slide

The slides a real estate investor reads first, and what they say about Common House.

  1. 01

    The case

A pull quote: Philadelphia's housing market doesn't serve people relocating for work or study. The Atelier design opens each part like a magazine chapter.

  2. 02

    The market

$1.7bn of market, $50M serviceable, $621k within reach: each circle is sourced, and the SOM follows from rooms, price and occupancy.

  3. 03

    The solution

The offer in concrete points: move-in-ready rooms, an all-inclusive membership, flexible leases from three months, energy-retrofitted buildings.

  4. 04

    Where we stand

A map places Common House against co-living operators and furnished rentals: an owner-operator, central, all-inclusive.

  5. 05

    Who we serve

Relocating professionals, interns and graduate trainees: their constraints (credit checks, short stays, furniture) explain the membership with no broker fee.

  6. 06

    How we make money

Memberships, optional services and institutional referral partners next to the segments that pay for them.

  7. 07

    The numbers

Revenue, gross margin, expenses and EBITDA over three years: $759k of revenue in 2028 at a 49% EBITDA margin.

  8. 08

    The ask

$2.3M split between bank debt and equity, with the terms of each line. The next slide shows the $1M valuation.

What this example teaches about real estate pitch decks

Real estate investors read operations first (occupancy, rent, EBITDA) and the capital stack second: how much debt, over what term, and how much equity. Common House finances its buildings with a long bank loan and its ramp-up with a small equity round, a common structure for an owner-operator.

The Atelier design, in four parts with architectural photos, suits projects that sell a craft. For a rental project presented to a lender, see also our rental property business plan example.

Real estate pitch deck: frequently asked questions

It presents a property project to investors or capital partners: the opportunity, the assets targeted, how they are operated, the numbers and the capital stack. It complements the business plan and the lender package, summed up in about twenty slides.
Acquisition and renovation cost per building, rents or memberships, occupancy, operating EBITDA, the amount and term of the debt, and the equity required. Investors always recompute the yield from these.
On one slide: $2.3M in total, a $2M bank loan over 25 years at 6.5% and a $300,000 seed round for 29% of the company. The next slide shows the $1M valuation behind that share.
Because the first building is bought and renovated before it is full: depreciation and interest start at once while memberships ramp up. From 2027 the company is profitable, with $369k of EBITDA in 2028.
The company is fictional, but its market, Philadelphia competitors and sources come from real research run by SeedAngels, and its forecast is computed like any project's.
